Sant’AngeloThe house is situated in the small, pretty village of Sant’ Angelo that contains about 40 stone-built houses, a large villa, a functioning medieval church and a famed restaurant that has attracted glowing international praise. Close to Camerino and Castelraimondo, the whole village has been designated an area of historic and artistic interest.
 
Although the houses on either side are in excellent condition, the building for sale consists only of the front and back walls plus the two internal walls shared with the adjoining houses. There is no roof and a complete internal reconstruction is necessary to restore the building to the original three-storied house. Recently, the rubble within the house has been cleared, a damp course laid and tubes to carry water and electricity installed. The ground floor is 40 square metres and so the house, with three floors, will provide some 120 square metres of accommodation, providing adequate space for at least three bedrooms or division into two apartments.

The House For SaleThere is no garden but, as was normally the case with such compact villages, there is a piece of land of about 1900 sq metres (a little under half an acre) some 2 kilometres away that belongs to the house. This plot was traditionally used for cultivating vines and olives but is now overgrown with bushes and small trees.

The present owners recently hired an architect to draw up reconstruction plans and building permission to carry out this work has been given by the local council. If required, this architect is willing to act for the new owners. Thumbnails of some of the plans can be seen here.

View From The VillageThe present estimated restoration cost (depending on what is actually required) is between Euros 70,000 and Euros100,000. Of course, new plans can be made and another architect hired.

About the Marche

The Marche is a relatively mountainous region in Central Italy and is bordered to the north by Emilia Romagna, to the west by Tuscany, Umbria and the Apennines and to the south by Abruzzo. It sports a coastline of around 180 kilometres with mostly sandy beaches and approximately one tenth of its area is composed of protected reserves and parks. The majority of the region is rural with small settlements and farms dotting the hillsides and there is little in the way of heavy industry.
